What does this hire really come down to?

A director of preconstruction leads the estimating, planning and procurement work that wins and shapes a project. Authority covers the bid strategy, the staffing of estimators and schedulers, and often the call on whether to pursue a pursuit at all.

The role does not run the field, but it hands a budget, a schedule basis and a set of assumptions to operations, and those assumptions become the field's problem. Compare this with a chief estimator, who owns the quality of the number, and a vice president of operations, who owns delivery. The director sits between them and defends the number to owners while briefing the field honestly on what was assumed. Some firms bundle design assist and long-lead equipment buyouts into this seat, which matters for power gear and generators.

Data center work adds weight to early procurement. Switchgear, generators, chillers and transformers drive the schedule before design is done, so a director who has only priced vertical buildings may underestimate the cost of waiting.

What do we check before you see anyone?

Ask how they decided to walk away from a pursuit, and what in the scope or contract terms triggered it. Have them describe a handoff to operations where the field disagreed with the estimate. What changed afterward? Ask how they manage a team of estimators during a heavy bid season and where they set the line on quality checks.

  • Have them describe a handoff to operations where the field disagreed with the estimate. What changed afterward?
  • Probe long-lead strategy: which equipment did they reserve before award and who carried that exposure?
  • Ask how they manage a team of estimators during a heavy bid season and where they set the line on quality checks.

How a search runs

How does The Six-Step Search work?

We use executive-search discipline for technical, frontline and leadership assignments. That means understanding the work, researching the right market and holding meaningful conversations before recommending an introduction. The questions change with the assignment. A shortlist is an outcome of that judgment, not the whole service.

Infrastructure is interconnected. So is the search.
  1. 01

    Search Calibration

We agree what the person must accomplish and what they will actually own. Construction, commissioning and live operations need different questions. We clarify systems, site type, scale, decision authority, reporting lines and the team around the hire.

  2. 02

    Market Mapping

We research comparable sites, projects and teams, then consider adjacent backgrounds where the experience could transfer. A matching title is a starting point, not evidence that someone has handled the same responsibility.

  3. 03

    Professional Contact Intelligence

Contact research helps us approach relevant people appropriately. It enables the search; it is not the product. Public records can be incomplete or out of date, so employment history and responsibility remain questions to discuss and confirm where appropriate.

  4. 04

    Persistent Personalized Outreach

We explain the actual work and why the opportunity may be relevant, then follow up thoughtfully and respectfully. We listen to whether a move makes sense for that person rather than treating a response as proof of interest or fit.

  5. 05

    Live Candidate Qualification

We ask about work personally owned, decisions made and what happened when a plan went wrong. We discuss motivation and practical terms: compensation, shifts, travel, per diem where relevant, availability and authority. We distinguish the candidate's account from anything independently confirmed.

  6. 06

    Candidate Intelligence and Process Support

You receive a reasoned brief: why the person may fit, supporting examples, uncertainties and useful interview questions. We agree which credentials, references or other checks are appropriate and who will complete them. We stay involved through feedback, offer discussions and the start, rather than stopping at an introduction.

Where do we find these candidates?

Preconstruction leaders at general contractors with large industrial or technology portfolios are the closest background. Chief estimators promoted from mechanical or electrical subcontractors bring deep pricing judgment but may lack owner-facing presentation experience. Senior project executives who ran design-build pursuits can step in, though they may undervalue estimating discipline.

Which hiring mistakes should you avoid?

Do not hire a pure estimator who has never defended a number to an owner under pressure. Do not leave the handoff to operations undefined, so the director and the field blame each other. Do not overlook whether the candidate has managed design assist rather than hard bid alone.

Questions we settle before outreach

  1. Clarify what the seat owns

We separate estimating leadership, business development and procurement strategy so we do not hand you the wrong profile.

  2. Test judgment on past pursuits

Calls focus on bid decisions and the reasoning behind them, not on project lists.

  3. Meet operations, then document the gaps

We encourage an early conversation with the person who will inherit the numbers. Each introduction names what the candidate has not done, such as owner-direct negotiation.

Where the director earns the title

Listen for how they talk about the people they trained. A director who can name estimators who now lead their own groups has built a bench, and a bench is what keeps pursuit quality steady when the leader is travelling to owner meetings.

Also ask about the first stretch of an awarded job. The best directors stay engaged through buyout and the first schedule update, because the assumptions they wrote are most likely to be tested then.

Fit with your pipeline

A firm that mostly negotiates with repeat owners needs a relationship builder, while a firm bidding competitively every month needs a disciplined process owner. Say which one you are before we begin.

What does BLS publish for this role?

Questions

When will a director of preconstruction shortlist be ready?

It depends on how clearly you can describe the pursuit pipeline and the reporting line. We share profiles as they clear our own conversations rather than holding them back for a batch.

Will a sitting director accept a counteroffer?

Leaders at this level are often offered equity or a new title to stay. We ask what they want that their current firm cannot supply, and you hear that before an offer goes out.

Is a preconstruction director tied to the home market?

The seat is usually office-based, so relocation is easier than for field roles, but family roots and the home market still matter. We ask directly and flag any hesitation.

How much owner and pursuit travel should we describe?

Expect owner meetings, site walks and pursuit interviews across regions. Tell us your expected travel and any reimbursement so we can screen for comfort with it.

How do we judge fit if they have estimated different building types?

Ask them to price a data center hall conceptually and name the three biggest cost drivers. Their answer shows whether they understand power and cooling rather than only square footage.

What should we know about fees before a leadership search?

The terms are in the agreement you receive before we start. We are happy to explain them on a call.
