What does this hire really come down to?

A senior project manager has two jobs that pull against each other. One is to protect a large project's cost and schedule. The other is to make the managers underneath them better. People who are great at the first often never practiced the second, and it shows when they get a team and start doing everyone's work.

We listen for how they describe risk. A strong senior manager reports bad news to an owner executive early, with a recovery path, and does not hide in the schedule. Weak ones arrive with excuses and surprises. Ask them to describe the last time a long lead item slipped and what they said in the next owner meeting.

There is also a real difference between ground up campus work and expansion in a live building. The first rewards sequencing and procurement discipline. The second rewards patience with an operator and tight change control. Someone strong in one is not automatically strong in the other, so we match the work to the person rather than the title.

What do we check before you see anyone?

Ask for managers and engineers separately. A team of ten engineers is a different task from three managers who each run a package. Ask for an example of an owner update that was uncomfortable. You are looking for facts, a plan, and no blame handed to the trades.

  • Peak team size they directly led: ask for managers and engineers separately. A team of ten engineers is a different task from three managers who each run a package.
  • Largest package closed out financially: closeout teaches things that delivery does not. Ask about final accounting, back charges, and disputes, and who sat in those meetings.
  • How they report risk upward: ask for an example of an owner update that was uncomfortable. You are looking for facts, a plan, and no blame handed to the trades.
  • Mix of ground up and expansion work: it tells you where their instincts were formed. Neither is wrong, but one may need a ramp if your project is the other.
  • Commissioning experience: confirm they were present for integrated testing and handled the punch and issue logs that follow, not only the construction side.
  • Why their current team is not enough: a manager ready for a bigger seat can explain what they have outgrown, without complaining about colleagues.

Where do we find these candidates?

Senior project managers come from general contractors, construction managers, and larger specialty trade firms. Some started as MEP project engineers and moved up through managing electrical or mechanical packages, which gives them a deep grasp of what slips. Others come from healthcare, semiconductor, or laboratory work and moved over.

Some started as MEP project engineers and moved up through managing electrical or mechanical packages, which gives them a deep grasp of what slips. Others come from healthcare, semiconductor, or laboratory work and moved over.
  • They move for different reasons than younger managers. The next title is blocked behind someone who is not leaving. The company they work for lost its main program. They want to lead a larger campus. They are tired of constant travel and would take a stable project in one region. We learn which of these is true for each person before we put them in front of you.

Which hiring mistakes should you avoid?

Do not promote the best project manager into a managing role without checking whether they enjoy developing people. Output often drops on both ends. Do not read a long project list as seniority. Ask what they personally decided, not which jobs their company won.

  • Treating owner communication as a soft skill. On large programs it is one of the main reasons an owner stays with a contractor.

Your search in 3 steps

  1. Clarify the span

We ask how many projects or packages the person will carry, who reports in, and whether owner contact is weekly or daily. That decides who is worth a conversation.

  2. Test judgment on a past schedule recovery

We talk to candidates about a long lead slip, a closeout dispute, and a team problem. You get our notes on how each one answered.

  3. Support the decision

We help set up interviews with the owner executive and the team they would lead, then manage references and offer conversations with both sides.

Questions

What would delay a senior project manager shortlist, and what moves it forward?

Missing detail on contract type, project value and team size slows us down. Tell us whether the manager will run one building or a phase of a campus.

What can I do if a senior project manager accepts and then receives a counteroffer?

Raise it in the first conversation so it is not a surprise. Many managers stay only when the current employer fixes title or pay. Ask what they would want to hear from you before they decide.

Do senior project managers expect relocation help on a single building job?

Often not for a short job, and more often for a multi-year campus. You decide what to offer based on the length of the assignment. Be ready to state the amount and any repayment terms.

How should I write the travel and per diem terms for a project manager covering several sites?

You set them, and candidates read them closely. State the weekly pattern, the lodging cap and the daily rate.

Is a senior project manager the right level if I already have a project executive?

Yes, when the executive is spread across sites. The manager owns cost and schedule for one project day to day.

What does the recruiting fee cover for a project manager placement?

No upfront fee. You pay only if you hire. The fee is tied to the placed manager only, so your approver can sign off on a single scope.

How a search runs

How does The Six-Step Search work?

Every search runs the same six steps. We agree the brief with you, map where the people work, find direct contact routes, reach out personally and repeatedly, then qualify each candidate live. You only see a short list of people who fit, with notes on each, and we stay with you through offer and start.

  1. 01

    Search Calibration

You get: A written brief you sign off on: scope, must-haves, pay band and who not to approach.

  2. 02

    Market Mapping

You get: A map of the companies and projects where your future hire is working today.

  3. 03

    Professional Contact Intelligence

You get: Verified direct contact routes to the people on that map, not job board replies.

  4. 04

    Persistent Personalized Outreach

You get: Repeated, role-specific outreach to people who are not looking, in your words.

  5. 05

    Live Candidate Qualification

You get: Each candidate is screened live against your brief before you hear their name.

  6. 06

    Candidate Intelligence and Process Support

You get: A short list with candidate briefs, then support through interviews, offer and start.
