Director of Development recruiters who bring you a focused shortlist
Data Center Headhunters are Director of Development recruiters for data center owners, operators and builders. Send us the open role and we find working Director of Development candidates, qualify each one live and give you a short list to interview. No upfront fee. You pay only if you hire.
You are hiring someone to turn raw land and utility promises into campuses your company can actually build, and the title alone will not tell you whether a candidate has carried that from first site visit to entitled, powered ground.
This is what we do all day: recruit data center professionals.
No postings. No stacks of resumes. No chasing. You interview a short list.
No upfront fee. You pay only if you hire.

- Director of Development
What does this hire really come down to?
A director of development owns the pipeline, not a single project. That means deciding which sites get money for options and studies, which get dropped, and when to go to the investment committee. Ask whether the person decided or merely prepared the recommendation for someone else who decided.
The difference shows up in how they describe a deal they walked away from. The adjacent levels matter. A development manager usually drives one site through entitlement and utility work under direction. A vice president of development usually owns the market strategy, the partnerships and the capital conversations. The director sits between: trusted to run several sites at once, but still expected to be in the room with the county, the utility and the landowner personally.
Client and project differences change the search. A hyperscale self-build team wants someone who can move quickly on large parcels with transmission nearby. A colocation or wholesale developer often wants someone comfortable with smaller sites, speculative power and tenant timing. A candidate strong in one can struggle in the other because the risk sits in different places.
What do we check before you see anyone?
Ask for the last site they took from option to closed purchase or lease, and who signed off at each gate. Listen for the names of the utility engineer, the zoning counsel and the broker, not general talk of a team.

- Probe power. Have them explain what a utility load study told them, what they did when the in-service date moved, and how that changed the land decision.
- Ask which deals died and why. Someone who has only closed deals has either been lucky or is describing the work generously.
Where do we find these candidates?
We look at developers of large industrial and logistics parks who have been through rezoning, infrastructure agreements and utility extension on big parcels, and who can translate that to power-hungry sites. Utility and energy development backgrounds are a second source, especially people who have managed interconnection requests from the developer side and know why they stall.

- Owner-side real estate teams at technology and telecom companies produce candidates who understand internal approval chains. Brokerage backgrounds can work, but test whether they ever held entitlement risk themselves.
Which hiring mistakes should you avoid?
Do not hire a deal originator when the real gap is delivery. A person who brings in land but cannot get it entitled leaves you with options that expire. Do not treat power experience as optional. Land without a credible utility path is a liability, and a director who has never negotiated with a utility will learn on your money.

- Skipping the reference call with a planning official or landowner. How the person treated the other party tells you how your next deal will go.
Your search in 3 steps
- Define the decision rights
Write down what the director can commit to without your approval: option payments, consultant spend, public statements. We use that to separate candidates who have held authority from those who have supported it.
- Agree the market and site type
Greenfield power-led campuses and infill sites are different jobs. We confirm which you need before we approach anyone.
- Screen on one real deal
Each shortlisted person walks us through a single site end to end, including a setback. You receive that account, not a summary of titles.

What does BLS publish for this role?
The figure below comes from the national OEWS row for Managers, All Other. Read the mapping badge before using it in a budget. A broader occupation can include jobs outside data centers. Compare your seat’s responsibilities and pay basis with the published occupation rather than treating the median as an offer quote.
Broader occupation. Managers, All Other is a broader occupation based on the work described, not a separate data center wage series. BLS does not distinguish this title, experience level, shift, credentials or data center employers. Confirm the actual duties before using this comparison.

Questions
When could I expect to see names for a director who has run entitlement on large parcels?
Timing depends on how few people have personally carried a rezoning and a utility agreement on the same site. Names reach you as each one clears a deal-level screen, not in a batch. Tightening the market or the authority level usually saves more time than widening the pay range.
A candidate's current company keeps matching offers while their pipeline is live. What then?
Directors with active sites are often paid to stay until an option closes. We ask what they cannot get at home, such as a wider market or the right to commit option money. Reasons tied to authority tend to outlast a raise.
Should I expect a director of development to move to the market where our sites sit?
Some will, particularly if the campus pipeline is concentrated in one region. Others would rather live where their county and utility contacts are and drive or fly out. Say which you need before the first call.
Who pays for site trips, county meetings and utility visits, and how should I describe that?
Spell out how many nights a month the director will likely be on site and how lodging and meals are reimbursed. Candidates with families weigh it heavily. Putting it in writing early avoids a stalled offer.
Is a director who closed many parcels a better fit than one who entitled a few difficult ones?
Count matters less than the hard gates each person cleared personally. A difficult rezoning with a power commitment shows more than several easy purchases. Ask what they would do differently on each.
Does the fee change if the director will also cover a second region?
Scope changes are best discussed against the agreement we send before work begins. Ask for it and mark any clause you want clarified. We will walk through how an expanded remit is treated.
