What does this hire really come down to?

The title usually sits between a superintendent and a general superintendent. A superintendent runs a building or a phase. A general superintendent coordinates several superintendents across a campus. The senior superintendent often owns the hardest building, such as the electrical or mechanical plant, or serves as the working lead who steps in when a project needs steadier hands.

The decision authority is field sequencing, safety stand-downs, trade coordination and the daily conversation with the owner's representative about progress. It does not usually include subcontract pricing or contract changes, which belong to the project manager. Be explicit about where that line sits, because a senior superintendent with an ambiguous line will either overstep or wait.

What separates seniors from other superintendents is live and energized exposure. Someone who has coordinated a temporary power cutover, supervised a factory acceptance or taken a building through level four commissioning has seen what a schedule shortcut costs. Ask for those events by name, not by years of tenure.

What do we check before you see anyone?

Ask them to walk you through the hardest sequence on their last project, hour by hour if needed. Strong superintendents remember the order of things. Ask how they handled a trade partner that fell behind. Listen for what they did before escalating.

  • Ask how they handled a trade partner that fell behind. Listen for what they did before escalating.
  • Ask what they did the last time they stopped work for safety, and who backed them.

Where do we find these candidates?

We look at superintendents from mechanical and electrical specialty contractors and from general contractors who have carried an energization or turnover. Superintendents from industrial and power projects can fit when they have worked beside commissioning teams. We are careful with those whose experience is almost entirely vertical commercial buildings.

  • We are careful with those whose experience is almost entirely vertical commercial buildings. Tell us how much data center specific learning you can accept, because that decides whether we approach them.

Which hiring mistakes should you avoid?

Do not pay for a title and getting a superintendent. Ask what they personally ran, not what their last company called them. Do not give them a project without a project manager partner. Seniority does not replace commercial support. Do not overlook safety culture.

  • Overlooking safety culture. A senior who tolerates shortcuts teaches the entire site to do the same.

Your search in 3 steps

  1. Say what is being run

Name the building, phase or plant and where the senior fits above or below others.

  2. Fix the authority line

Write down what they approve, what they raise and who they raise it to.

  3. Interview on sequence

Use a recent critical sequence as the base for every finalist conversation.

Reading the title honestly

Titles inflate. One company gives it after long service, another only for people who ran a plant building alone. Ask for the headcount they directed, the trades under them and who they reported to each week.

Then ask for a reference from someone they supervised, not only someone they answered to. Superintendents show their quality in how crews describe them. Ask too how often they were moved to rescue a struggling job.

Questions

What should I prepare before you send a shortlist for a senior superintendent?

Have the building or phase, the team they lead and the next two big milestones ready. We also need to know whether a general superintendent sits above. We then tell you honestly how many qualified people we see without promising a date.

What if their employer counters?

Employers fight hardest for field leaders mid-project. Ask what the person wants that their current company cannot give, such as a bigger scope or a better schedule. A counter that offers only money tends to fail.

Will I need to relocate them?

Many senior superintendents travel or already live where the work is. If your project is in a region with limited experienced people, relocation or lodging may be part of the offer. We tell you what we see in that market.

How does travel work for this role?

If the project is remote, expect lodging and per diem to come up immediately. Settle rotation and flights home in writing. Senior people compare these terms closely.

How do I judge fit with my project manager?

Have both meet and discuss a hypothetical delay. Whether they trade blame or trade solutions matters more than résumé details. Fit with the owner's representative is the second check.

How do fees work if the person might move into general superintendent later?

Our standard terms cover fees and we explain them before you start. Tell us if you see this seat as a step toward a campus role so we look for that potential. It does not change how we describe the terms.

How a search runs

How does The Six-Step Search work?

Every search runs the same six steps. We agree the brief with you, map where the people work, find direct contact routes, reach out personally and repeatedly, then qualify each candidate live. You only see a short list of people who fit, with notes on each, and we stay with you through offer and start.

  1. 01

    Search Calibration

You get: A written brief you sign off on: scope, must-haves, pay band and who not to approach.

  2. 02

    Market Mapping

You get: A map of the companies and projects where your future hire is working today.

  3. 03

    Professional Contact Intelligence

You get: Verified direct contact routes to the people on that map, not job board replies.

  4. 04

    Persistent Personalized Outreach

You get: Repeated, role-specific outreach to people who are not looking, in your words.

  5. 05

    Live Candidate Qualification

You get: Each candidate is screened live against your brief before you hear their name.

  6. 06

    Candidate Intelligence and Process Support

You get: A short list with candidate briefs, then support through interviews, offer and start.
