What does this hire really come down to?

A portfolio director decides where scarce people and capital go across projects that compete for them. A program lead owns one large outcome; this seat owns the trade between outcomes. When two campuses need the same commissioning team in the same month, someone has to say which one waits and tell the owner why.

Ask candidates for a moment when they chose to let a project slip. Head of delivery is a different shape in many firms. It often carries the operating side: delivery standards, reporting rhythm, project manager development and the handoff into operations. A portfolio director may never touch those. Settle which of the two you are buying before the search opens, because the same person rarely excels at both capital allocation and day to day delivery discipline.

Look one level down and one level up. Below is the program lead, who holds a single schedule and budget. Above is a chief operating officer or a regional president who owns the company result. The director sits in the middle and has to translate between them without softening bad news in either direction.

What do we check before you see anyone?

We ask how many programs the candidate governed at once, who reported to them and which managers they personally appointed. We test authority over resourcing, such as moving a superintendent between projects without asking permission. And we ask about a portfolio review they ran, what it left out on purpose and what decision it forced.

  • Number of programs they governed at the same time and who reported to them directly. Ask them to name the managers they appointed, not the managers who happened to be on the jobs.
  • Authority over resourcing: could they move a superintendent or commissioning lead between projects without asking the client or a vice president? Authority on paper differs from authority used.
  • A portfolio review they ran: what the one page summary showed, what they left out on purpose, and which decision it forced that week.

Where do we find these candidates?

General contractors and construction managers whose directors oversee several mission critical programs for hyperscale or colocation owners. These people know the pressure on labor, but ask whether they governed or only supported. Owner side delivery organizations where a head of capital projects steers a pipeline of builds through outside builders.

  • Owner side delivery organizations where a head of capital projects steers a pipeline of builds through outside builders. They understand the client viewpoint well, though some have never carried a contractor's margin.
  • Engineering and program management firms that run programs on behalf of owners. They bring strong reporting discipline and sometimes limited field credibility, so test how they earned respect from superintendents.

Which hiring mistakes should you avoid?

Do not hire the best project manager you have seen and expect portfolio judgment to appear. Do not manage a project and choosing between projects are separate skills. Do not accept a large total volume figure without learning how much of it the candidate directly steered.

  • Leaving the director's reporting line vague, so the seat becomes a messenger between executives and project managers.

Your search in 3 steps

  1. Define the remit and map the portfolio

We write down whether the director owns people allocation, capital decisions, delivery method or all three. Tell us how many sites are active and where the tension sits, and we bring people whose portfolios resembled yours in mix.

  2. Screen with decisions, not history

Our first call asks for a trade they made between two projects and what it cost. Candidates who only describe successes fall away early.

  3. Prepare your interview panel

We suggest your project managers meet the finalists with a real resourcing conflict from your company. Their reactions show more than any presentation.

What does BLS publish for this role?

The figure below comes from the national OEWS row for Construction Managers. Read the mapping badge before using it in a budget. A broader occupation can include jobs outside data centers. Questions

When would a first set of portfolio director names reach me?

That depends on how firmly you have settled whether the seat allocates capital, runs delivery standards or both. Once that is fixed we share names as each person clears a conversation, rather than holding them for a single batch.

What happens if our best director finalist is offered a bigger title to stay?

At portfolio level, a retention offer usually changes title or compensation without changing the reason the person looked. We ask each finalist early what would keep them, so you hear it before drafting your own offer.

Would a portfolio director move to the city where our largest campus is?

Some will, particularly if the pipeline is stable and the family decision is made. Others prefer a regional hub and frequent flights, so tell us how often you need them standing on the campuses.

How many nights a month should a portfolio director expect to be at sites?

Portfolio roles need regular visits to each campus, and the pattern depends on how many are active. Tell candidates the expected cadence and whether lodging and daily allowances are covered, so they weigh it honestly.

How can my project managers tell whether a finalist has really governed several programs?

Give the finalist a live resourcing conflict from your company and ask which project they would let slip. People who held that authority answer with a choice, and people who supported it answer with a process.

What should I settle on my side before the search starts?

Decide who the director reports to, whether they hire and remove project managers, and what budget authority they hold. Candidates will test those points early, and an unclear answer costs you good finalists.

How a search runs

How does The Six-Step Search work?

Every search runs the same six steps. We agree the brief with you, map where the people work, find direct contact routes, reach out personally and repeatedly, then qualify each candidate live. You only see a short list of people who fit, with notes on each, and we stay with you through offer and start.

  1. 01

    Search Calibration

You get: A written brief you sign off on: scope, must-haves, pay band and who not to approach.

  2. 02

    Market Mapping

You get: A map of the companies and projects where your future hire is working today.

  3. 03

    Professional Contact Intelligence

You get: Verified direct contact routes to the people on that map, not job board replies.

  4. 04

    Persistent Personalized Outreach

You get: Repeated, role-specific outreach to people who are not looking, in your words.

  5. 05

    Live Candidate Qualification

You get: Each candidate is screened live against your brief before you hear their name.

  6. 06

    Candidate Intelligence and Process Support

You get: A short list with candidate briefs, then support through interviews, offer and start.
