What does this hire really come down to?
A mechanical project manager on a data center owns money, submittals and sequence for chilled water plants, air handling or fan walls, facility water for liquid cooling and the piping that connects them. Equipment is bought early, often before design settles, and a late pump or a wrong heat exchanger can stall a whole building.
The first judgment call is which side of the table the person has sat on. A PM at a mechanical subcontractor manages labor, buyout and change orders against a contract. A PM at the general contractor manages several mechanical subs and the owner's expectations. They are not interchangeable, and putting a sub-side PM into a coordination role is a common reason for a quiet failure around month four.
The second call is how much prefabrication and liquid cooling experience you need. If your design uses skid-built plants or modular piping, you want someone who has managed shop drawings, factory visits and delivery sequencing. If you are moving toward direct liquid cooling, ask whether the person has handled cleanliness, flushing and fill requirements, or only read about them. Those are different hires with different pay.
What do we check before you see anyone?
Ask for the plant tonnage, the pipe sizes and the contract value they were accountable for, not the project total. A PM who says 'the project was large' has not answered. Ask which equipment they bought before the design was complete and what went wrong.
- Package size they personally ran: ask for the plant tonnage, the pipe sizes and the contract value they were accountable for, not the project total. A PM who says 'the project was large' has not answered.
- Buyout and early release: ask which equipment they bought before the design was complete and what went wrong.
- Commissioning relationship: ask how they handled a failed functional test on their own work. You want ownership of the fix, a clear account of cost, and no blaming of the commissioning agent.
- Field credibility: ask the superintendent they worked with what they did on site. A PM who spent real hours in the hall makes better sequencing decisions than one who stayed at the trailer desk.
- Change order discipline: ask how they documented owner-directed changes and how long it took to get paid.
Where do we find these candidates?
Strong mechanical PMs come mostly from mechanical contractors that bid design-assist work, from general contractors with in-house mechanical teams, and from pharmaceutical or semiconductor projects where piping cleanliness is already a habit. What makes them move is usually not pay alone.
- Strong mechanical PMs come mostly from mechanical contractors that bid design-assist work, from general contractors with in-house mechanical teams, and from pharmaceutical or semiconductor projects where piping cleanliness is already a habit.
- What makes them move is usually not pay alone. Many are tired of being the third person to hear about a design change. Others want a program with repeat buildings so they stop learning a new owner every year. Some are worn down by travel and will look at a regional role if it gives them a defined territory.
Which hiring mistakes should you avoid?
Do not hire for general HVAC experience and assume data center pace can be taught on the job. It usually shows up as missed release dates. Do not treat liquid cooling as a footnote in the interview. If it is in your design, the PM needs to speak to flushing, filtration and fill without a script.

- Skipping the superintendent in the final round. The PM and the field lead have to trust each other, and you learn that fast when they meet.
Your search in 3 steps
- Define the package and the side of the table
We start by pinning down whether this is a sub-side or general contractor role, which systems are in scope, and who the PM reports to.
- Screen against your actual plant
Candidates are measured against your plant type, liquid cooling plans and prefabrication approach. We send you people whose work resembles yours and tell you plainly where each one is thin.
- Support the offer and the transition
We help you set the offer around what motivates the person, advise on counteroffer risk and keep both sides honest about travel, start dates and what the first ninety days involve.

Questions
What plant and piping scope should I send before you can show me mechanical project managers?
Missing plant size, piping scope and contract type. A manager who ran air handling is not the same as one who ran chilled water at campus scale. Tell us the system and we match to it.
Is a counteroffer likely for a mechanical project manager?
Often, since mechanical managers are scarce. Ask what the candidate wants besides pay, such as larger projects. Decide beforehand what you will offer.
Would a mechanical project manager move for a long cooling build?
Many will for a multi-year program. State the length of the build to candidates. Relocation support is yours to set.
How should travel days and lodging be written for a mechanical project manager covering several plants?
Give a monthly travel pattern, a lodging limit and a daily rate. Managers on cooling builds often cover more than one site, so say who approves extra trips.
Which matters more for a mechanical project manager, piping depth or air handling coordination?
Liquid cooling and chilled water work favor piping depth because leaks and flushing set the schedule. Air-side work favors coordination between ductwork, controls and electrical. Name your hardest system and we match to it.
How is the fee decided for a mechanical project manager hire?
No upfront fee. You pay only if you hire. Your approver can confirm the scope for this one placement before candidates are introduced.
