- Fire Protection / Life Safety Project Manager
What does this hire really come down to?
A fire protection and life safety project manager owns the scope, schedule and approvals for detection, alarm, sprinkler or clean agent suppression, and related interfaces. The role differs from an electrical project manager because the authority having jurisdiction, not the owner, has the last word on acceptance.
The manager coordinates design submittals, permit review, installation, acceptance testing and the handoff of records. This seat is not a designer and does not sign as a licensed engineer unless properly credentialed in that jurisdiction.
Data center work adds specific problems: early detection in air handling paths, release of clean agent, power shutdown interfaces and tight tenant schedules. Clients differ widely on how much testing they witness.
What do we check before you see anyone?
Ask them to walk through a recent acceptance test and name which parties witnessed it. Ask how they handle a rejected inspection that falls close to a turnover date. Ask which pieces they managed directly, such as alarm panels versus suppression, because experience in one is not experience in both.

Where do we find these candidates?
We search fire alarm and sprinkler contractors, where project managers have handled submittals, inspections and the authority having jurisdiction. We also consider life safety consultants and commissioning backgrounds that understand integrated system testing, because a fire program now depends on how alarm, suppression and building systems work together.

Which hiring mistakes should you avoid?
Do not treat NICET as a license. It is a certification with levels, and licensing depends on the state. Do not hire from general project management without testing knowledge of integrated tests. Do not ignore the local authority. Rules and review habits change from one jurisdiction to another.

Your search in 3 steps
- Name the systems
Tell us whether the scope is alarm, suppression, smoke control or all of them, plus the jurisdiction.
- Set approval ownership
Say who deals with the inspector, the owner's representative and the engineer of record.
- Test their judgment
Use a scenario with a failed integrated test and ask how they would recover.
Permitted work and who signs
Fire protection work is regulated by the state and locality. Who may design, install and certify depends on the jurisdiction, and national reciprocity cannot be assumed. Ask the candidate which licences their previous employers held and who stood behind the paperwork they managed.
NICET Fire Alarm Systems has Levels I through IV and rests on examinations, experience and documented performance. It is a certification, so ask for the level and what they did to earn it. For suppression and sprinkler work, the relevant credentials and licences differ again.
Operating conditions and handoffs
On a live facility, impairments of fire systems need approval, notice to the fire watch and a plan to restore protection. Ask how they scheduled impairments and who approved them. A manager who treats them as routine may put your operating hall at risk.
At closeout, the manager hands the owner records, test reports, as built drawings and training. Ask which of these they have personally compiled, and how they confirmed that the monitoring station received signals correctly.
Adjacent seats and client differences
A fire alarm technician installs and programs devices, and a design technician prepares drawings. The project manager sits above both and holds the budget and the relationship with the inspector. Do not hire a strong technician and expect commercial skill to follow.
Clients also differ. Some owners require a third party to witness integrated testing and some rely on the authority alone. Ask candidates which environments they have worked in and how the testing sequence changed between them.
Ask last about interfaces with other trades. Smoke control, door release and generator shutdown all touch electrical and mechanical scopes, and gaps between them surface only at integrated testing.

Questions
How long until I get a shortlist for this seat?
It depends on whether you need alarm, suppression or both, since the pool differs for each. We will describe the market honestly once we hear the scope.
Will a candidate take a counteroffer?
Good fire protection managers are valued by their contractors, so it happens. We raise it at the start rather than at the offer.
Do these managers relocate?
Many are tied to a licensed contractor in one region, so relocation is possible but not guaranteed. Jurisdiction knowledge may need to be rebuilt.
How should I handle travel and per diem?
Decide in advance whether the manager is based on site or visits during testing. Per diem terms should reflect that pattern.
How do I know the manager fits my project?
Ask who they would call first after a failed inspection. The answer shows whether they coordinate or deflect.
What should I know about the cost of hiring through you for a life safety seat?
The approved terms appear on this page, and we will go through them on the first call. Tell us the title level and base range for the seat so we can discuss how it applies.
